Jan Sofat S-18

Jan Sofat

This modern tropical villa with sweeping views is located on the edge of the gated resort of Jan Sofat.
Designed by architect Jean Marc des Bouvrie, the villa was built in 2010.

In the front facade of the villa we see several hardwood shutters through which the air flows through the villa and always provides pleasant cooling.

Immediately after entering we come to the kitchen consisting of 2 islands which have concrete tops. The kitchen is the central place in the house. One island is equipped with appliances such as a gas hob, oven, sink, dishwasher. The cooking cabinet is at the end of the island. You can sit for a while on the bar stools pushed to the island.

Opposite the kitchen is the utility room with distribution board and connections for the washer and dryer. The kitchen leads naturally into the living room which in turn opens onto the spacious porch at the rear with panoramic views over the Spanish Water.

Around the living room and kitchen are the bedrooms and bathrooms. In the right front is a spacious children’s room which turns into a bathroom with shower, sink and toilet. This bathroom is shared with the generous children’s bedroom behind it, which also has a large walk-in closet. The rear bedroom opens onto the porch.

In the front left is the guest toilet, behind it the utility room and behind it again the master bedroom with a generous walk-in closet and bathroom equipped with a shower, sink and toilet. This bedroom also opens onto the back porch.

This entire floor has a polished concrete floor that gives the villa something modern and cool. The ceiling of the central area that includes the living room and kitchen is high and gives a lot of perception of space. The rear of the living room opens to the porch through a roller screen.

The two rear bedrooms have ceiling air conditioners, the bedrooms at the front has a wall air conditioner. The bedrooms and bathrooms have aluminum shutters in the side walls.

From the living room and from the porch and terrace there is a very nice view towards, among others, the Spanish Water and Jan Thiel. Furthermore, here we come to the pool with a cazebo at the end.

On the lower floor there are two spacious bedrooms, each with a bathroom
shower, sink and toilet. These bedrooms open through aluminum sliding doors onto each a private terrace. Furthermore, on this level there are several generous storage rooms. Parking is available on private property. There is a carport suitable for two cars.

* The “Bruto Vloer Oppervlak” (Gross Floor Area) (“BVO”) of a building is the area measured at floor level along the exterior walls. For multi-storey buildings, it is measured per floor, including the m2 BVO of the covered building-related outdoor space, which is not or only partially enclosed and therefore has no fixed exterior boundary. The area of the space is equal to the vertical projection of the enclosed building section, regardless of the floor construction or method of surfacing.
